		<description>The hardest thing about setting criteria is that the longer it takes to find something that fits, the easier it is to compromise on the criteria. &quot;This is not so bad.&quot; &quot;It&#039;s only a block out of my area.&quot; &quot;It&#039;s only $5,000 over my limit.&quot; DON&quot;T DO IT!

You make money on real estate going in. Don&#039;t compromise. You will be much happier for it.</description>

		<description>Those sounds pretty straight forward to me.  Students can make great renters and screening then also helps.  I&#039;ve also used http://www.rentometer.com/ to gauge rent for an area and it seems to work pretty well!</description>
